  • Whether you arrive with a lot in mind, a set of plans, or just an idea, we bring your vision to life. If you haven’t found the perfect property, we’ll work with trusted local experts to help you secure it.

    • Site Evaluation: We assess the land for demolition needs, utilities, grading, and more.

    • Lot Acquisition: We can help coordinate.

  • At Kaidian Custom Homes, we believe the design stage should be as inspiring as the home you envision. We will work closely with you to create a fully custom floor plan tailored to your lifestyle, or adapt an existing design to fit your unique needs — all while keeping your budget in mind.

    We know that understanding the investment in your dream home is essential. That’s why we use a transparent, detail-driven pricing process. You’ll have a clear picture of costs from the start, ensuring there are no unwelcome surprises later. This approach gives you peace of mind during financing approval and makes reviewing your Purchase Agreement in Stage Three a smooth, confident step toward building your new home.

  • Once your land, home design, and pricing are finalized, we move forward with preparing your Purchase Agreement. If Kaidian Custom Homes has secured your lot, both the land and home investment will be combined into a single agreement for simplicity and transparency.

    At this stage, a deposit is required to secure your build. While having a mortgage pre-approval can help streamline the process, it is not mandatory at this point.

    After all Purchase Agreement conditions are met and your financing is approved, the remaining down payment — excluding the initial deposit — will be due.

  • In this stage, we refine your blackline drawings, making any structural adjustments needed to perfect your design. Once your exterior elevations are finalized, our team translates your vision into detailed blueprints.

    We review these blueprints with you meticulously, ensuring every element meets your expectations. Only when you are completely confident and excited about the plans do we sign off, moving forward to the approval stage.

    Kaidian Custom Homes handles all aspects of the permitting process — from applying for the necessary city approvals to ensuring all documentation is in order — so your project moves forward seamlessly.

  • From site preparation to construction milestones, we keep you involved.

    • Demolition & Preparation: Clearing and readying your lot for the build.

    • Selections: Collaborate with our interior designer to help choose your finishes.

    • Walk-Throughs: See progress firsthand and ensure every detail meets expectations.

    • Neighbour Care: We maintain a clean site and communicate with the community.

  • About 35 days before possession, we begin preparing you for move-in.

    Possession Day:
    Your Site Superintendent will personally guide you through a thorough walkthrough of your new home. We’ll show you how every system and feature works, answer your questions, and ensure you feel confident in caring for your home. During this visit, we document any deficiencies on the Certificate of Possession and outline next steps for resolution.
